  • Bargaining with my Landlord?

    I live in a large apartment community in northern California. My lease is up for renewal next month, and while they aren't increasing my rent, I just learned that the unit above mine is renting for $999, and it has a fireplace. I pay $1034 for my 1 bedroom, which is exactly the same, except there's no fireplace. My question is, what are the chances that bringing this up to my landlord might result in them lowering my rent? The new "move in" special is also $600 off the first month, and $100 off each month after that. Should I bring that up as well, to try and get them to at least lower my rent to the $999? I should also mention that I've lived in the same apartment for 3 1/2 years, and never once tried to negotiate the rent before...

  • Unauthorized emails sent from my Hotmail Account.?

    So I've had the same hotmail account for over 10 years, and for the first time ever, it appears that some one or something sent emails to everyone on my contact list with some link to a google site. I didn't click on it, and as soon as I found out (I got "email unable to send" because of several invalid emails I purposely keep on there in case this ever happened) I sent out an email warning people not to open anything from that address.

    I've changed the password, changed the question, but here's the wierd part. None of that had been changed when I signed on. Does that mean that a virus came via junk mail and wormed its way to my email contacts?

    I've contacted Window's live, but I worry that it could come back? Any one dealt with this one?

  • Leaking Radiator on 95 Acura Integra?

    I have a 1995 Integra like it says in the title, and I have a leak where my little radiator plug goes. I have the radiator on order, because I can't buy the plug for it anywhere (thanks to the old owner who replaced it before, and left me with an after market part). I need to know if there are any quick and temporary fixes (other than duct tape) that will work to seal the area around the plug to keep it from slowly leaking coolant so that I don't have to buy more of it while waiting for the new part. Any one done this before?

  • Bridezilla sister issues again... ?

    My sister is getting married tomorrow. I'm not in the bridal party, and up until yesterday, did not know I had any role what so ever in the ceremony. I've now been told that I'm doing a reading in church, and that I'm in charge of the guest book. I wasn't given the option to say no, unless I plan on being uninvited. (Remember I said Bridezilla).

    Like I said in an earlier question, my sister called me during the planning asking every single question under the sun, yet never even considered asking me to be in the wedding. I did more of the grunt work than her MOH, but get no recognition. She's been trying to order me into going to the rehearsal dinner so I can help set up for the wedding, and other things that I would do if I were actually in the bridal party. But I'm not, and she purposely left me out. (Lots of sibling rivalry still reeling its' head).

    Anywho, long before she set the wedding date, my boyfriend and his mom had a trip to Vegas planned, purchased and under way that leaves the day after her wedding. They are taking an early flight, and he wants to get home some what early. The wedding is over at 8:00pm, and yesterday she was talking about the clean up, and got upset when I told her I wasn't going to stay to help. I'm a guest who she's trying to make into a slave. I've done more than enough for her when it comes to the wedding, especially since I'm not in the wedding, and I don't think that I'm being unreasonable.

    She then suggests that I just leave him and don't bring him, because he's not a "family member". Not only do I live with him, but we've been together 3 years, and he's been there for me more than any of my family members. He is part of my family. She continuously tries to ignore that he's part of my life, even though I've never treated her fiancee like an outsider.

    I'm pretty sure I've got my bases covered here, and that I'm not out of line, but I want opinions anyway. What do you folks think?

  • Problem with Bridezilla sister?

    So my sister is getting married in November. Even though I've been helping her plan out most of the details that a Maid of Honor should help with, was never even asked. I was a little hurt, but for the sake of not causing family drama, let it go.

    Last weekend, she called and said that she wanted me to attend the bridal party's events the day before, including the nails, facials and what not. She also asked me to be a part of the rehearsal dinner and such, but specified that I not bring my significant other. She knows that the two of us share a vehicle, and then imposed the following rules. Keep in mind I live 45-60 minutes away from her, which is not a big deal to me. She is saying that in order for me to attend, that I must have my boyfriend drop me off at a halfway point, which she will meet me at, as I'm not allowed to drive my own car and go home at the end of the events.

    She is demanding that I stay at her house, but there are already at least 7 other people staying there, not including her and the fiancee. They have one bathroom, and all the beds are full. I would be sleeping on the floor. I asked why I wasn't able to attend and simply drive home, and she said "it's not an option" without giving me any reasons. She is demanding that I sleep over on the floor, share a single bathroom with 7 other females(and 3 or 4 males) all trying to look our best, and will probably try to force me to do the hair of everyone else, instead of mine. I even offered to show up early the next morning to help with last minute stuff, but said I wanted to be able to sleep in my own bed, and have my own bathroom to get ready in, that way her bridesmaids won't have to compete with anyone else.

    Remember, I'm not in the wedding, don't need to be at the rehearsal, and live well with in driving distance. Both my boyfriend and I would have to ask for time off, as she doesn't want me having access to my vehicle, and he'd have to drive me. If she's not willing to let me drive myself there and home, would it be extremely selfish of me to decline her offer, and simply tell her I can't get off work?

  • Tenants rights during construction and repairs of property.?

    I live in a large apartment community (150 or so units) in California. Near my part of the complex, they have been doing some pretty serious construction, and causing quite a few inconvieniences to me and my nearest neighbors.

    Along with the actual construction noise, the vehicles are left on site and take up every available guest spot, which are also used for residents who have two cars. That's merely an inconvienience, but their are quite a few safety issues (cracked concrete paths, no actual walkways, open and umarked construction areas). Water pressure has become an issue more than once, and the people doing the work might possibly be involved in some recent break-ins.

    It's very much an eyesore, and while we were originally told it would be about 2 months, it's now going on almost 6. I live in a gated community, that is billed as a "luxury" complex. With my lease coming up in the next 45 days, I plan on renewing, as I still like the inside of my home, it's more the outside (and the safety aspects) that have started to concern me.

    Is it reasonable to ask my landlord to decrease my rent due to the construction when my lease comes up? They've already said that they are not increasing it and locking me in at my current rate, but that was back before the construction hit the 6 month mark. I've lived here for two years, and the market here has taken a hit. I've also found out that new tenants are renting for less than I am. What do you all think? Is it worth asking about?

  • Why are retailers able to charge your card right away, but refunds take 24 hours or more?

    So as a frequent internet shopper, I very rarely buy something that I plan on returning, but sometimes, it happens, and sometimes, things are out of stock. Why is it that a retailer is able to charge you right away, even if the system knows that the part is out of stock, but it can take a week or sometimes longer to put the money back onto your card? Am I the only one that this bothers?

    If you return something to a store, you almost instantly get your money back, either in cash or as a credit. Why can't internet retailers do the same?

  • California Vehicle Registration Question?

    My boyfriend bought a 92 Honda Civic from the daughter of the deceased owner. She signed over all the title transfer documents and such, so that's fine, but I was wondering how/if we could declare the car abandoned as it has not been registered since 1998.

    It's basically been parked since then, and up until my boyfriend bought it last month, it hasn't moved. We're still working on it, but I was wondering if any one had any insight into the process of doing this?

  • How to get a new Military ID, for Comissary Access?

    My boyfriend is ex-military, and received an honorable discharge. He wasn't awarded disability, but can he still shop at the Commissary near our home? Where would he go to get a new ID showing him as nonactive?

  • Cell phones not allowed during a lunch break? Can a company do that?

    My boyfriend works in a slightly hostile environment, and recently, while he was on his lunch break, he was told that he can't use his cell phone, on his own time, in the lunch room. The next day they made a rule that out of 30+ employees, the 8 people that work in the warehouse (not including the owner's relatives) are no longer allowed to have any cell phone (even if it's turned off) on the premises, including the lunch room, even when they are on their own time. They are forcing those employees to leave cell phone's in their vehicles, which is not feasable in our case as he and I share a car. They knew this when they hired him, and are not willing to provide him with a space to store his things.

    He's not one to use his phone constantly, and only uses it on his lunch and breaks as it were, but this new rule is sort of the last straw.

    Now that you've read the background, I guess my question is can a company ban only a select few employees from using a cell phone on premises, even if it's their own time? Does anyone out here in the Answer's world know of any documents we can use to show his company?

  • My 4 year old cat has decided that the shower curtain is her mortal enemy, pls help?

    So in the last couple of weeks, while I am asleep, or at work, my cat has decided that the shower curtain must die (apparently). I came home, and while taking a shower noticed that there were several slashes in the curtain, and she's added more each day. This is the first time she's ever shredded a curtain of any type, and while I now lock the bathroom whenever we leave the house, I was wondering if any one knew of any super strong, cat proof shower curtain liners? Or even better, how to stop the behavior all together (and declawing is not an option).

  • Question about auto accident and whether or no to contact an attorney...?

    So I was in an auto accident back in November. I drove a focus, the other car was a mid 90's suburban, and it side wiped me, and knocked my car over a lane. Luckily, no one was in the other lane, but it messed up my neck and lower back pretty bad.

    I've been seeing a chiropractor since about a week after the accident, and he told me that it would be approx 6 months of treatment. It's been about halfway through the time frame, and while I am better, my neck still hurts. I work an office job, so it's got nothing to do with work.

    I just found out today that the other person's insurance is claiming that I have gone beyond a "reasonable" time for treatment, and that I am not supposed to go anymore, even though I'm still in pain. (I should note that I work for the insurance company that I am insured by, and so was the other party). My boss (an agent w/some claims background) has suggested that I may want to see an actual physician (as opposed to just the chiropractor) and get an "official" opinion. I'm thinking I may need to start looking at an attorney as well.

    In order to avoid any additional expenses, I did stop going for now, as I can't afford to risk any out of pocket expenses beyond what I've been treated for. But, I still hurt.

    My question is should I wait and see if they cover all the expenses so far before getting an attorney or should I start looking into that option now? I don't think its fair that I'm still in pain and am being told that my treatment is "unreasonable".

  • My cell phone water damage indicator is activated, but my phone...?

    Has never been in any water damage incidents? It's either in my pocket, or far away from any liquid. I may have touched it with a semi damp hand after washing my hands, but that's about it.

    I own an LG Chocolate 3, and the stickers by the battery are showing several pink "X". What does that mean? The same thing is on the battery. Does any own know if this false activation is a common problem?

  • How to Fix the automatic Shift Lock on a 1995 Acura?

    I have a 1995 Acura Integra, with an automatic transmission. Two days ago I went to get into the car and the shift lock was on, and my brake lights won't work. I've already replaced the fuse, and that hasn't fixed the problem. Other than going into a mechanic and getting the solanoid replaced, what else could be the problem? Could one brake light going out cause the whole issue? Should I try replacing the brake light bulbs?

  • How to Release Shift Lock from the Car?

    I drive a 1995 Acura Integra, with an Auto Transmission, and for some unknown reason yesterday, the shift lock, well, locked while the car was parked and I was at work. How do you unlock it? In order to get the car out of park, I have to use a pen and manually release the lock, but wanted to know how to fix it, hopefully without taking it to a mechanic and going broke. Any one know what I need to buy or do to fix this?

  • What is the Statute of Limitations on Breach of Contract for Housing?

    I rented an apartment and "abandoned' my lease in March of 2005. I just received a form from a lawyer stating that they are attempting to collect the "damages" I did to the apartment (which were covered by my deposit) as well as lawyer fees. What is the statue of limitation for them to collect in california?

    They are claiming a "breech of contract" on my part, and despite what their letter says, this is the first contact I have ever had from them (their letter claimed that I had been sent several things), and the first time I was made aware of it.

    I know on most forms of contract, loans, credit cards, etc there is a 2-4 year collection period, and then they can no longer attempt to collect. What would it be on this type of situation? If it is four years, essentially they have until march to bother me, and then it would be considered gone, right?

  • What is the statute of limitations for Traffic Tickets in California?

    My bf has two speeding tickets and one ticket for failure to provide proof of insurance. He never paid them when he got them in 2006, and his license was suspended. How long is the statute of limitations on the fines?

    His brother had a DUI and waited 9 years and was able to get his license back by just paying the DMV fees (never paid the DUI). Is that possible on speeding ticket fines as well? Do they eventually disappear too?

  • Customer Problem?

    I work as an insurance agent in california and I have a customer who regularly calls in and has tried numerous times to get me fired w/o reason, because this person states that I am "rude". I have never been rude in anyway to this person, and my coworker who sits next to me has consistently agreed with me. The customer gets upset that I ask for things that we require of all customers before doing work on any policy. This customer harasses me and is making up stories about me to other customers. Short of suing the individual for slander, is there any thing else I can do to file a legal complaint, to protect this person from hurting my licensing? While my supervisors know that customer is making ficticious complaints, I worry that the gossiping and story telling could hurt my office's potential, as well as reflect unjustly on my Department of Insurance record. Any ideas?
