WHERE CAN i GET A PRIVATE 1ST TIME MORTGAGE, HAVE GOOD CREDIT BUT INCOME IS ALIMONY?

I need a private loan for a first time mortgage. Recently divorced, starting my own business. I receive alimony monthly and will through July 20, 2013. My credit score is 740 and I have a substantial amount of cash down. I was just turned down because alimony went into effect 10 days prior to the application date. Otherwise approved, ugh. I live in the house I want to buy and have until October 31st to close or I am out.

How do you know if a bank does private lending or where can i find a list of them. Fannie Mae guidelines can use alimony as income as long as it is continuous for 3 years from the date of application. As that date has passed, I am in a bind.

Its called www.whiskerwall.com. It is a social network for pets of all types. We just launched about two weeks ago and I am getting excellent feedback but I really want it to be kind of a one stop shop for animals. I want breeders and pet related business to start groups on there and invite their clients and customers. This way they can send out bulletins and it will go right to their clients who join their group. I feel like I am doing all I can to make it great but really need pet lover feedback.
