I am interested in teaching part time at a local community college, and I meet the qualifications. I am not sure how to calculate the pay. The college pays $56 / Hr for credit courses. The semester is 12 weeks. Most classes meet twice a week for 2 hours. How is the pay calculated? Please only people in the field respond. Thank you,

My wife, mother, and me are all joint tenants on a home. My mom wants to quitclaim her part/portion to my wife and me. I have filled out the quitclaim deed and everything looks good. I am just concerned about the Documentary Transfer Tax. There is no value because my mother is giving up her portion to her her son (Me). What do I write on the quitclaim deed to avoid this tax?

I own a S&W 22a-1. I am a first time gun owner. I don't understand the terminology for the type of ammo this gun uses. I understand that it takes .22 bullets. I have seen a Walmart brand called Freedom and it comes wit 550 rounds. It says these bullets are .22 long rifle. Are these bullets only made for rifles? I guess I just want to know, how do I know which .22 type of bullets work for my gun which is a pistol. Are there any specific words or terms that let me know the bullets are for pistols?

I live in California and my car is completely paid off. I have sold the car and here are the terms. The total price sold was $10,000. The buyer gave me $5000 upfront and I will be financing the the remaining $5000 with no interest. IN other words, they will make monthly payments to me. Here is my concern:

Does the new owner carry his own insurance on the car bought?

Do I transfer registration and title to the new owner? If so, whats the process?

Wife has 10%-15% down for a home

Can my wife buy the home considering she has good credit, good down payment, but we file taxes jointly. Her income is considered low, but she still has income about $15,000/ yr. Here is the catch. I dont want to include my name on the loan or the title. So considering all of the above...

Can she buy the house without me on title or on the loan. I am obviously going to be the one making the payments.

I am single. I bought a home in 1986 for about $96,000. I recently sold it for $405,000. During the years, I put a HELOC on the home and pulled $250,000. Will I be liable for any Capital Gains Tax? If so, on how much? Please explain how you came to the amounts.

I am buying a home for $175,000. I am putting $150,000 down. I need $25,000. I want to get a HELOC because the fees are much less than a traditional loan. With traditional financing, there is an approval letter stating that the lender is willing to finance the buyer for a specific amount. What is the process of getting a HELOC during escrow. Please be specific in the steps and details of how to obtain a HELOC for escrow purposes.

Person A owns the home and has only 1 loan on the home for $250,000 in her name only. She adds Person B (non relative) to the title, but not the loan. Now Persons A & B own the home. Person B secures a loan in her own name to refinance and payoff Person A's loan of $250,000. Now person A & B still own the home, but now Person A has no loan in her name and person B has a $250,000 loan in her name. Person A now wants off the title completely. Person A signs a quitclaim deed to be removed from title completely.

I want to know if this is legal. Am I missing anything or is this as straight forward as it sounds.

A few years ago, I went stated on my loan application. I obviously did not make that much in real life. After a while I lost my home and the bank foreclosed on it. The fact that I went stated, knowing that I could not afford the home, can I be prosecuted for mortgage fraud or any other type of fraud?
